What is a garden room?

Unlike a summer house, a garden room is a fully insulated building with electric wiring. This makes garden rooms suitable for year-round use and is the perfect way to expand your home. While it has the same quality doors and windows as houses, garden rooms are usually made from traditional wood, or, if you want something longer lasting, composite cladding.
As garden rooms are fully insulated, they are most commonly used as home gyms, offices, or an extra bedroom. People also use them as a recreational area to play pool or video games, and a hot tub may also be placed nearby so the garden room can serve as a retreat to dry off and change into warmer clothes.

Do I need planning permission to build a garden room?

For most garden rooms and outhouses in general you will not need planning permission. You must make sure that the eaves height is not higher than 2.5 metres. If you are building a dual pitched garden room, the highest part of your roof must not be taller than 4 metres from the ground. For any other type of building, the highest part must not be taller than 3.5 metres. The garden room must also be built at least 2 metres from the boundary and on your property, and no more than half the area of land around the original house, the house as it was first built or as it stood on 1 July 1948, would be covered by additions or other buildings. There are a few more rules that you may need to be aware of and it is also important to check with your local council on what buildings may or may not need planning permissions.
